As the Presiding Officer in a strata corporation of 8 homettes, I appreciate the benefits that can be realised by utilising the services of Strata Water Solutions in reading the individual sub-meters that are often attached to present-day strata units.
Also, In my role as the meter reader for S.W.Solutions, I see first-hand the considerable variations in water usage that regularly occur between individual units within a strata group.
The water used by a single unit within a strata complex can vary greatly for a number of reasons. Water usage is governed by such things as the number of people living in a unit, the type of appliances installed; washing machine, dishwasher, water heater etc, the size and type of any attached private garden area (perhaps with an automatic watering system) and the personal usage of each and every resident living in the unit.
SA Water will not read individual sub-meters - they will only read the main meter and then evenly divide the total cost of the water used between the number of units in the complex.
This can result in the more frugal users subsidising a less frugal user for the reasons listed above.
In reading the individual sub-meters, S.W. Solutions apportions the water cost per unit according to actual usage of that unit, not as an even share of the SA water total. This results in a much fairer method of payment distribution as each unit is billed for its actual usage.
In addition to this, when reading the individual sub-meters, SWS also reads the main SA water meter. This not only validates the independent reading done by SA water, but enables Strata Water Solutions to compare the main meter reading against the aggregate total of all unit readings. This provides an opportunity to highlight the presence of any underground leakage or other abnormal usage that could otherwise go undetected within the complex.
